Property acquisition – an important part of aged care growth

Currently, Ms Rowsthorne says she has clients looking to purchase operating aged care facilities and development sites targeting Victoria, South Australia and in Sydney regions of New South Wales.

“Right now I have buyers in aged care who have given me a mandate to search for operating nursing homes and development sites,” Ms Rowsthorne explains.

“Clients give me a confidential brief about what they want and I look for the ideal provider, who is generally privately owned, who may own a single or small group of properties, is facing challenges through the changes in aged care, reform and legislation to sustain the operational upkeep and is ready to hand over the reins to a wider group who may be better equipped to face these challenges.”

Ms Rowsthorne says this area of real estate is her “chosen niche” and says she is here to help with the shortage of aged care accommodation, which is expected to grow, according to the Australian Institute of Health & Welfare who predict that by 2036, the number of people aged 65 years and over is expected to more than double to 6.3 million.

“The real estate industry is also going through massive change with reforms that need to be adhered to,” she says.

“My network is selective and I only work to source sites and accept sites from reputable sources.

“My personal property history and my professional qualifications as a licensed buyer’s agent and real estate agent, enables me to facilitate all property transactions presented to me.

“That, teamed with my personal story of diversity, understanding of the aged care sector and customer service qualifies me to handle the challenges faced by private operators looking to move to the next stage.”

Ms Rowsthorne credits her ongoing success to her personal attributes and abilities, and how she works with clients to get them the results they want and need.

“My success has been due to demonstrating personal commitment and determination to succeed and assisting clients to work with them, and as a result I am trusted time again with the growth and promotion of business which enables me to build trust and integrity to achieve the best result for my clients,” she says.

Currently in the market to source 60 plus bed aged care facilities and development sites, as well as working with those looking to downsize, Ms Rowsthorne encourages anyone looking to sell to contact her, and also welcomes other buyers who are looking for the support of an accredited and successful buyers agent.
